How to Apply for a Single Family or Duplex Building Permit
REPAIRS and ALTERATIONS:
Repairs and minor alteration projects such as roofing, new windows, new siding, and some remodels, will not require a site plan or construction plans. You should contact the buidling department at 479-784-2206 to discuss your project. They can assist you with determining the specific information you will need for your building permit.
Permits for New Structures, Additions, or Alterations for single family/duplex properties require the following information to be submitted to the Building Department at 623 Garrison Avenue, Room 405.
Submit a Site Plan which includes as a minimum:
- Legal Description
- Property Lines and Pins
- Right-of-way, easements and setbacks (Structures cannot be located in an easement.)
- Name and Location of Street
- All Existing and Proposed Structures (Structures as defined by ordinance)
- Distance of Structures from Property Lines (Structures must be setback in compliance with the UDO/Zoning standards)
- Location of Driveway(s), designed to City Ordinance standards.
- Location and size of all public utilities, existing and/or proposed and service connections.
- Minimum finished floor elevation (if within the 100-year flood plain)
Submit construction plans
Submit a floor plan that shows all floors including basements. Show all rooms, with their use, overall dimensions and locations of all structural elements and openings. Show all doors and windows. Provide door, window, and interior finish schedules. Show all fire rated wall or floor assemblies if any are required.
Show the buildings exterior elevations (maximum height of structure from ground level). Show all views. Show all vertical dimensions and heights. Show all openings and identify all materials.
Show a wall section that shows the framing and foundation from the foundation to the top of the roof. List all the materials that will be used.

Bring Documents to the City Offices
Bring all documents to the Building Department office located in Room 405 at 623 Garrison Avenue. The permit officer will review the application. If all the information is correct the permit will be promptly processed. This usually takes less then 1 hour. Additional time may be necessary if the information is not complete or other issues need to be resolved.
Pay for Permit
Upon approval, the applicant is required to pay for the permit at the collections office located in Room 101, 623 Garrison Avenue. The collections office stamps the Building Permit Card as paid. The building permit card shall be posted in a conspicuous place on the front of the premises. The permit card shall be kept on the property until the Building Inspector removes it at the final inspection.
InspectionsInspections shall be made by the inspectors upon notification of the permit holder. Inspectors will either approve the construction as completed or will notify the permit holder that it does not pass pass inspection or comply with the applicable code. After the project is complete and the final inspections are done, the inspector brings the permit card back to the Building Department at city offices and completes the certificate of occupancy. At this point the certificate of occupancy will be mailed or can be picked up at the Building Department office.
